as stated in verbal communication between John and Yolanda and witnessed by Charles, payment of moneys owing can be made in stages according to a schedule to be determined. It is assumed that a reasonable schedule is $100 per fortnight. If it is determined by either party that this schedule is not reasonable then further discussion may occur in order to bring the agreement into line with what is reasonable. A form below supports discussion on this topic.

Through our discussion it has been determined that as of 7/12/2025 the following was owed:

$280 being for unpaid rent
$80 being for unpaid electricity
$350 being for damage to property as at 7/12/2025.
This brings the subtotal for moneys owing at 7/12/2025 to $710

A schedule, therefore, for repyament of this amount may look like:

There are certain unfounded and mischievous claims that I have retained property belonging to Charles, namely a blue suit, some headphones, underwear and some socks. I refute these claims. It is perfectly evident that I had, nor continue to have, any desire to retain any property belonging to Charles. Not only would I not stand to gain by retaining such property but I have no interest in keeping property that does not belong to me, nor have I discarded the abovementioned property at any stage. I have invited him, in writing, to collect his property in a sober and reasonable manner at an appointed time - a request that he has not yet demonstrated the capacity to answer.

He has, however, attended the property in what appeared to be an inebriated state, yelling and hitting doors in such a way that multiple neighbours took notice of his conduct.

This is not the first instance where he has been told by neighbours of mine to quieten down for the sake of their quiet enjoyment in their own properties.

Video footage of such conduct may be provided to a court of law should the need arise.

Unfortunately, Charles has engaged in further acts that have caused financial harm to John Lamerand and his landlord, namely, using a flower pot to bang on the front door of 9 Sylvana Way, Willetton. Police attended the scene and a police report number 930355 was created by Snr Constable Nick Lynch PD 19520 and Snr Constable Powell PD 19129. Limited footage of the offending behaviour was collected by John Lamerand on 9/12/2025 and other footage was collected by a neighbour who has video footage of the entire event.

estimated at $259 plus procurement levy, painting of said door, installation of said door; an estimate of the entire cost of replacing the door may be sought in due course.

In addition, Charles has abandoned property at 9 Sylvana Way, property that will cost money to dispose of. An account of this expense will be tallied and advice relating to this further expense will be forwarded in due course.
